A well-run, efficient hotel, with attention paid to important details

Pros: What impressed me the most about this hotel were all the little things that make up the greater picture of your comfort there – free use of the washing machine, occasional free (and delicious!) muffins, free extra water (looks like I enjoy free things the most, but you get the idea)

Cons: Our room got stuffy quickly because of it's north-south orientation, which meant that it got plenty of sun in the afternoon, all afternoon

Pros: The property was very well located, very clean and very comfortable. The staff was very nice and helpful and answered all of my questions. I really recommend this accommodation!

Pros: Everything was great, I really enjoyed my stay. The room was nice and clean, with a very good level of cleanliness overall. The staff were extremely friendly, polite, and always happy to help. The location is a big plus — it truly shows the real Bangkok, lively and authentic, which was really cool and not too touristy. There is also a free laundry service, which is very convenient while traveling. I would definitely recommend this hotel and would happily stay here again.

Pros: Apartment and facilities are very clean. There are washing machines located on site. No dryer, but there are racks and hangers. Free drinking water is also provided for by the owners.

Cons: The apartment is quite noisy, it's easy to hear neighbours talking etc. Also there can be a lot of noise from outside, depending on which floor you are staying. I had a room on the top floor, so the music of the clubs located around the harbor reached my room all day until 12 at night. Neither of these were a problem for me, since I brought earplugs. But it ought to be mentioned.

Pros: The staff were very kind and helpful, the room was big and very clean, and having a washing machine was a big plus. The area felt local and friendly. I asked to change the synthetic bedsheets to cotton because synthetic fabric makes me itchy, and the staff responded quickly and provided cotton sheets without any problem. Really appreciated their care and attention.

Pros: Had an amazing stay here. They have a washing machine to use for free and provided unlimited free water bottles, which was very nice. A short walk to iconsiam and the river view which was great.

A perfect low-key base to explore Bangkok without being in the centre

Pros: Spacious room, clean and comfortable. The hosts were quietly caring and considerate. Their kindness and hospitality touched us deeply. The neighbourhood is generally quiet and gives you an experience of the local culture. Highly recommend living in the House of Happiness.

Cons: There is nothing to complain about at all!
