Pros: We loved our stay here! The hosts were incredible! Attentive, caring and they have really thought about that people need. We loved the local area, there is great local Eating options where you can eat a good lunch for 50 baht or dinner for 300 baht per person. We would really recommend the restaurant at the other end of the alley to the guest house for dinner. I have been to Bangkok so many times and this place is what I have always wanted from a stay! It’s away from the hustle and bustle and is a tranquil oasis in a lovely part of town. The hosts went over and above to make sure we were comfortable, the bed and room were so comfortable and way better than they look in the photos. We loved everything and would come back again and recommend to everyone!

Short stay in January

Pros: An incredibly welcoming and charming family runs this place. I was surrounded by exceptionally warm and thoughtful care. Breakfast was fantastic! The mango sticky rice was at least as good as at Michelin-recommended places.

Pros: What an amazing place to stay, the hosts really look after you, it’s like staying with family, and the breakfasts were excellent, well located in a quiet area, we would walk 5mins to the river and get on the river fairy/taxi to get into the city. We will be back next time we are in Bangkok, thanks for the great stay!

Beautiful, tranquil guesthouse in safe residential area of Bangkok.

Pros: Such a beautiful, tranquil guesthouse with the loveliest of owners! The property is nearly 100 years old but wonderfully restored and maintained with a peaceful garden area too where you eat breakfast. My bedroom was very clean and comfortable with tea and coffee facilities and a fridge too. I loved the little terrace off my room which looked out onto the quiet road. There were a choice of options for breakfast - I chose the prawn rice soup which was very tasty and nourishing came with fruit too. The neighbourhood was safe and quiet with plenty of bus stops nearby. It’s about 30 min walk to the tourist centre. For me it was perfect as I like walking and prefer the tranquility of being in a less touristy, more local area. Finally the couple who own and run the property are super sweet and make you feel really welcome and at home.

Cons: Everything was perfect!

Lovely little house in a calm area

Pros: I absolutely loved my stay at Baan Tepa! The owners are so friendly and welcoming, always smiling and chatting with you. I informed them of my arrival time in advance and asked about the possibility of an earlier check-in since my flight arrived early in the morning. I arrived around 9 a.m. and was so happily surprised that the room was already ready. They even offered me breakfast, which I was so thankful for. The room was really cozy and just the perfect size for me, and the bathroom was very clean. The yard was lovely with all the plants, and the breakfast was delicious with several options to choose from. The location was great: the area is calm, but you can still easily walk to more touristy areas or take a boat on the river. I was leaving later in the day for my overnight train, and before that I wanted to walk around the city so they kindly allowed me to use the shower before I left. I’ll definitely be back next time I’m in Bangkok.

Cons: There was nothing at all that I didn’t like.

Pros: Wonderful little property run by a sweet older couple who do their best to make your stay comfortable. I felt completely at ease with them, and the room was lovely.

A nice play where I loved to stay and I will go back there

Pros: The breakfast is delicious and we have choice. The couple taking care of the guesthouse are just wonderful and they are very taking care of their guests.

Cons: I was sad to not be able to open the window of the room. It's really the only thing and they have a very nice balcony so it was okay. Everything else is perfect :)

A home away from home 🏡

Pros: Beautiful and well run little guesthouse. The owners are more than heartfelt and kids friendly. Great local breakfast, very clean and close to Thewes pier and Khaosan Rd also walkable. We will definitely come back. Thank you for the best start we could have imagined for our Asia trip ❤️

warm hospitality, a comfortable room, and a delicious breakfast

Pros: We had a wonderful stay at Baan Tepa Boutique House and felt very welcome from the moment we arrived. We were traveling as a family with our two young children, and the hospitality was truly exceptional. The owners were incredibly kind and made us feel right at home. The house was beautiful. Our room was comfortable and well maintained, perfect for our family. The breakfast was delicious and freshly prepared, a great way to start the day. Overall, Baan Tepa Boutique House is a very welcoming and family-friendly place with excellent service. We would definitely recommend it and would love to stay here again.
